Thanks so much guys for the help. I can tell you that I am a single mom with a full time job and I have zero desire to be a landlord. I am interested possibly in wholesale or potentially flipping if I can look for good "help" to do the work in the homes. I'd really like to head down that route if anyone has any advice.

Hey all! I don't want to make this long so I'll get to the point. I'm just starting my research on investing. I've only bought one home, and it was a joint buy of a mobile home with my long time fiancée. We have since split and I am off that loan. Now I'm on my own and looking to invest. I'd like to also buy myself a small home for me and my little boy. I don't know how to really start. I love the idea of flipping, and single family homes, but I'd have to contract out, as I don't know enough to do it myself. What do I do first? Go to the bank for a loan? I'm essentially starting out with no money. I am financially stable in my everyday life, but I don't have a chunk of money to put down. Is the bank my first step?? I'm in south central Texas if that helps.
