@Sarah Hadassah Negrón I love all these responses and am so excited for your next adventure!  Make sure to check out our brand new tool BiggerDeals (shows cash flow, cap rate, and returns right on the listing).  You can search for whatever metric is important to you.  Have fun!

Love this @Michael K Gallagher.  Saying no is so critical--my brain often needs a respite from "productivity learning mode" too.  Enjoy that music--this is definitely a moment when agents who can say no, and drive action--will see some serious benefit.  Best of luck!

Great question Mashal.  Short answer--legwork and having a broad and active network.  There was a great article posted last year that might help with some specific strategies:

Looking for agent feedback on what kinds of strategies you've implemented this year--to help clients close in the current market environment.

I've used 1-800-Got-Junk a bunch of times--looks like they have a branch in San Antonio too.

Hi Isabelle!  Feel free to PM me and happy to set up a call--I've used a bunch of different CRMS at real estate brokerages that I've managed (and currently use FUB for one of my businesses).

Welcome Americas!  I think as an agent, the biggest challenge I had (other than to get over the idea that "boring" repetitive activity i.e. lead gen doesn't produce results) was to learn how to be adaptable.  I started in this industry in 2003 and have moved to 4 different states during that time, and had to figure out how to find a niche/role in each market.

Consistently I'll say the biggest mistakes I've made, have been when I trust what someone else tells me without validating for myself.  Whether it was not verifying zoning changes that a seller "forgets" to disclose, or using a form without understanding it's true implication because another agent "uses it all the time".  Always best to verify, validate with third (uninterested) parties.

Quote from @Andreas W.:

@Lance Lvovsky

I checked. All Condos have only building value, no land value. IRS writes to go into tax record and use the ratio of the land to total value and use this ratio applied to purchase price for tax purposes.

https://www.irs.gov/publications/p527/ch02.html#en...

Look for the section "Separating Cost of Land and Buildings"

Incredibly useful link @Andreas W.. Not just for condos, but had some great guidance on depreciation that I hadn't seen before.

Hey Tom!  I've used a bunch to run ops for different brokerages and demoed tons of CRMs lately.  Happy to chat with you to point you towards a few (depending on what your specific needs are for front/back facing users).  Feel free to DM me and we can set up a call!
