@Laura Keels depending on what state you're in, you can still do emergency evictions that are due to things not related to non payment. Given that it's your personal residence, people are staying there that aren't on the lease, and it exceeds the allowable occupancy rate, you might have a chance to get them out or for the judge at least to require only people on the lease stay there.

We've been issuing the 10day and 30 day notices so once courts open, we're ready to file and get a date. Unfortunately the dumbass governor just extended the deadline to August 1st. I'd try $1000 cash for keys and use the bargaining chip that you wont go after damages or cloud their record with an eviction that will hurt them for years. You rarely collect on damages so not losing much there. I'm 2/2 on getting people out with that deal. Rental demand is high so the extra $$$ for keys now is worth it to get a paying tenant in there.

From my experience, banks will refi out 75-80% of your purchase price if doing the refi within 6 months of purchase. After the 6 months, they'll do it off the appraisal price. A lot of investors I work with use Brian with Caliber Home Loans in Crown Point.

Lol- you still referring either. It’s fun when someone tags me in an old post and i go back to see what was happening 2-3 years ago. I miss the days of buying $20k slab homes in Hammond. Wish I kept some of those.

 Hammond is easy to work with if you play by their rules and know what they care about enforcing. I do 35-40 houses a year there and have no issues. Houses sub $50k are tough to find in Hammond. I used to buy stuff all day for $10-30k and sell to investors for $30-45k. Not I’m buying $40-60k to sell for $55-70k. But it’s a nice city with average appreciation and good rental rates. The mayor has done a fantastic job making the city a nicer place. 

East Chicago, Gary, and Lake station are the only places to find sub $50k houses that are decent. I can grab $20-30k very livable houses in any of those areas any day through my marketing. Can get $800-900 for a 3/1 easily. Tenants can be a little rougher but the CF is great.
