Thanks guys for all your responses.  As I do understand that lenders will choose their own appraisers, someone I'm working with asked if I can forward her information as they'd like to get their own prior to selling their house for their own piece of mind.

Hey Chris,

It's been over a year now since your post.  I was just wondering how things are going for you and if your situation has changed over the last year.  Keep asking questions here on BP, there is so much knowledge amongst everyone on here, however always remember to do you due diligence.

Evict!  Probably not something you really want to do, but in this case may be your only option.

Have SFH rental experience, however an opportunity to purchase a multi unit REO has come across my way. I personally think the asking price is too high as the property NEEDS work and is not fully rented. After repairs would definitely increase the value.

Clueless as to where to begin on how to analyze the property and present an acceptable offer.

What numbers should I be asking for?  How and where do I go for funding? Hard Money? etc.

Any constructive advice will be greatly appreciate.

Thank you & have a blessed day...
