I don’t agree with some of the replies that say not to use it. However, it really depends on how much you have there. I’m not military, so my comparison is a Roth 401k. I worked for 8 years and saved all that I could making avg of $70k. After 9 yes and a huge upswing during covid, it was looking very good. 

I invested all of it and I made out very very well on my first deal. Primarily because I’m super conservative with my numbers. 

I’d recommend the same to you. Be conservative with your numbers (+20% margin) and do it as a flip. And it will propel everything after that. 

I used my RA's closing company - gee that was a mistake - they are very stuck in the past.

I'm looking for a team that is easy to work with and has experience working with virtual teams and out of state purchases.

I am buying a property that is currently held by the seller as a Quitclaim Deed. How do I confirm that the closing company has converted this correctly? is there anything I should I look out for?

Buying a property in atlanta. I put a stipulation that said the offer price will increase by $1k increments up to $150k if there is a competing offer.

My offer was $120k and there was a competing offer of $130k. The purchase sale agreement came through showing $120 not the new price of $131k. Both the buyer and seller signed this and there was no modification to the offer price on the PSA.

The seller now wants to amend the price to $131k and my broker doesn’t know what to do.

Is $120k or $131k legally binding?

Even though I had the escalation clause the lurch chase price on line 2 said $120k when both the seller and buyer signed

Creative financing is key when you’re working with sellers that have a price in mind and in many cases it may work out better for you in the long run. Now there’s various different options for creative financing one of which is pretty popular. Seller financing.

This works very well and it’s pretty clear-cut when it’s just you and the seller having negotiation.

However, what if there is an agent involved?



The agent expects certain things… how do you get a seller’s agent on board with seller financing?

Changing zoning to a duplex (LR1 / RSL or higher) is effectively impossible in King County. Setting it up as a SFH w/ ADU, depending on the city you're operating in, may achieve the same goals and not require any changes in zoning.

I believe its unincorporated King county.....Tukwila - so I guess that's a no for the re-zoning?

yes, I could go the ADU route. However, based on what I have seen a duplex brings more ARV than sfh w/ adu. thoughts on that?

Some of them I did not know about but I expected that something would pop up on the inspection
