@Alex Ramirez Thanks Alex. Appreciate your response.since I am working with limited options, I wanted take more personal approach than just sending mails. May be when I broaden my search ,I will use the mail campaign

@Erik W. Thank you for the detailed response. You are spot on ,I was looking to get exactly on how can stand out from the other call/mails they are getting regularly.

After being an owner of a small hotel out of state I understand the pain of managing property remotely and that's why my first short listing was around 25 multifamily in my area so I don't have a lot of options to go with i.e. if these 100 calls does not work ,I will try the next 100.

My objective is now to get one yes from these 25. I got 9 No already and 16 more left. That why I am looking to change my strategy to approach rest 16.

I like your idea of offering some work and build a relationship before even ask about selling. I will try that.

Hello BP friends,

I have been trying to locate a good multi family deal in my area. I have tried loopnet, crexi and other similar portals but was unsuccessful to get a deal , too many big sharks.

So I have decided to take the other route where I am visiting properties which fits my criteria and short listing them to get owner info.

Now I did make some calls but they are straight away showing zero interest to talk about selling.

I know big firms use there nicely written sales pitch but for independent investors what approach has worked?

Would love to hear some of you guys experience.

@Jaideep Balekar Very insightful. Coming from similar background as yours it's definitely gives me a lot of confidence for my target market Atlanta.
