Hello,

Im a rookie located in NYC but I want to invest in the Philadelphia area for a duplex as a first time home buyer. 

Im not interested in house hacking as im planning in staying here in NYC at the moment. 

My question is how do you determine which neighborhood to look at properties in? There are so many different neighborhoods with different price ranges-it's a bit overwhelming and I don't know where to start. I would love to get a duplex under 300k without doing any rehab but in a decent neighborhood so I don't have to deal with low quality tenants. I don't know if what im looking for is a unicorn.  What areas in Philly would you suggest? How much would you suggest would be a good amount to have saved up for a downpayment for a duplex in Philly?
