Hey fellow Cali BP members, I really want to buy some buy and hold multi family homes but how do you know when your completely ready? Also I can't afford the market I live in what should I Do? some say being new only start in your local market, others say if you can find a good deal that's somewhat close when you have everything in place then go ahead? last question. when I'm analyzing a deal it seems to me almost every property there is barely any cash flow at the end of the day? why is that? after gross rental - expenses - mortgage= not much cash flow. some have been negatives Thanks, Semper Invest!

I am glad I found this website a few weeks ago. it has been amazing. I have been getting the most out of the podcast with BP.

I have been studying Real Estate for about 6 months now and want to start investing in multi-family homes.

first problem I live in a real expensive area in Orange County (for work), so I cant afford local. I have been looking in other areas in Cali and the bordering states.

The second problem is I don't have much capital. What can I do or where to start with money issues? 

Also I need to find a market or a niche to get started with.
