Hey BPers,

I had started looking into doing a cash-out refi when I heard about Delayed Financing. I can't seem to find any information on the websites for these banks. I called Suntrust and PenFed and they said they only lend 75-80% of the purchase price, not the appraised price. 

So I'm seeing if anyone knows of a bank that does delayed financing the 'right way' and are there any negatives with going that route.

Hey BPers,


I'm looking to buy a property out right using cash and part of a heloc in my first BRRR attempt. I'm seeing if anyone has any recommendations for lenders in GA to do a cash out refinance. I've been reading that some lenders require you to sit on the property for 12 months... that's a long time. (I've contacted two lenders about 10 minutes prior to writing this - PenFed & DCCU - so waiting on a response from them).

Also, how long does the process normally take and any other tips and tricks would be great.
