All good feedback for you to consider. I personally like turnkey for out of state investments. That's what my wife and I did for our properties in Denver and Alexandria, VA.

I also encourage you to explore buying rent default insurance that will reimburse you your lost rental income and legal expenses should a tenant default (which can be a huge headache in tenant friendly states like CA).  An average premium for a policy is roughly $300/unit, can be taken as a tax deduction and often covers up to 6 months of lost rent.

Sorry to hear about your situation.  As the others mentioned, best to get an eviction attorney or wait for the sheriff.  Self-help can get you in hot water.  You may also want to consider buying a rent default insurance policy that reimburses lost rent and legal expenses when a tenant defaults (evictions are covered).

The renters policy will provide coverage to the tenant and reduce some risk of having them file a claim against your insurance.  You should also have a property and liability policy covering your investment.  There are several insurance products specifically tailored for investors.  And you might want to consider rent default insurance at some point.  Good luck!

So Madrid is banning Airbnb apartments that don't have private entrances.  Has anyone seen any similar laws here in the US?  Seems like an unconscionable path they're going down.

Do you have your own liability policy too?  With a $500K or $1M limit?  Tenants may let their policy lapse and if someone gets hurt, you don't want your personal assets to be in jeopardy.  Better safe than sorry.
