In your opinion, what are the best SFH neighborhoods to invest in DFW and why?

Hello all! 

I am a 24yo investor from the DFW area and I am looking to buy into my first investment-- my modest target is to own at least one cash-flowing SFH (or affordable duplex) by the end of 2020. I have been reading quite a bit and learning the ropes, but I was wondering if anyone had specific advice as it pertains to a beginner DFW?

1. Is anyone an agent, broker, PM, etc. that would be willing to have a quick phone call with to build my knowledge about the market and also add to my growing network? If you are an agent, can I speak with you about beginning my search?

2. Dallas looks generally very expensive-- are there any tips/tricks that people are using to still get a lot out of the game here?

3. I've also been very interested in the idea of arbitrage (specifically for use with Airbnb), is there anyone that has been successful with this here in DFW or any other major US city?
