I got a positive cash flow of $297 with your numbers but I reduced maintenance to 5% per month and property management to 9% (typical for Birmingham). Not sure what the condition of the property is..

Also - How did you calculate your mortgage payment? Seems high? Maybe I'm missing something here!

Thank you for reading my post! I am looking at a couple properties in Birmingham. A specific one provides a 9% ROI if I were to use a property manager or 13% if I manage it myself. It looks like I would need to update the flooring if I purchase it.

Questions:

1. If this a decent ROI for the Birmingham area?

2. I manage 6 rentals in California, would it be difficult to manage one in Birmingham all the way from Cali? Do you recommend it?

3. Which neighborhoods are best for investors? Any B class recommendations?

4. Is it difficult to find trust worthy contractors in Birmingham?

5. Any general recommendations? Highly appreciated!
