If you're talking about your parents retirement money, I would go the safest route possible and divide that money between a few different experienced operators syndications / funds. That way you tap into decades of experience, and some diversification across deals.

Yeah I'm mainly just interested in the actual website creation service. I assume I'll need to place a Guesty or Vacasa on top as the actual property manager. I could pay a regular marketing firm to build a site, but since so many STR owners have this need, I have to imagine there's an off the shelf option rather than having a custom site built.

Hire an attorney to handle evictions. It may cost a bit but it will avoid headaches and gray areas.

Find a good insurance broker in your area. They will have a network of carriers for you. If you need a recommendation for brokers, ask around to other RE professionals in your market (commercial agents, title officers, lenders, investors etc).

I honestly don't think this is a bad thing for the industry. Commission rates will become more efficient. It will certainly be a negative impact on real estate agents income levels. I also think there will need to be a solution found in the middle ground because there is a value that buyer agents provide to help buyers navigate the legal complexities, and I'm sure that a large portion of buyers are going to chose not to have an agent in order to save money.

Invest for the long term. Short term appreciation shouldn't matter. For the newbie investors, buy something that cash flows and plan to hold it for as long as possible. I think we can all reasonably assume that property values in 5, 10, 20 years will be substantially higher than they are now. As long as there's cash flow, then you'll be able to hold it that long and everything will work out.
