The tenant is supposed to pay for returning the property back to the original way when they leave. Good luck with that with a S8 tenant.

Tell the tenant to send over a copy of the signed lease and a list of modifications they are wanting, along with the list of contractors they have consulted and you will review it. 


 good suggestions Greg. will reach out to my property manager ( He is seasoned but wanted to cover all bases legally)

 Thanks Matt, good to know, will be looking into drafting a letter on similar lines. My property manager tried to look into the cost of such an installation and being an old house the contractor stated that the modification is going to be expensive. It would be inconvenient for the upper unit tenant as well.

So, if it costs $2k to remove the ramp, the TENANT WOULD PAY $10k for the ramp and $2k into escrow to remove the ramp when they move out.

You should consult a lawyer to discuss in detail but this is my general understanding for how it works. 

Thanks Kevin. I had  discussion with the property manager on similar lines and we are looking into drafting such a statement after consulting with a real estate attorney.

I have a section 8 tenant who has requested a handicap ramp and other adjustment which is going to cost approximately $10,000 according to the property management. The tenant is currently on a month to month and has refused to sign the yearly lease. Am i obligated to do the modification to the house when it is so cost prohibitive and likely wont be able to recover the cost based on the rent I am getting. 

The Tenant has not given a specific reason for not signing the yearly rental contract, i am not sure if the tenant is going to even stay after carrying out this expensive modification. 

Any suggestions are greatly appreciated.

Do i need a city permit for replacing A/C and furnace in a rental duplex

Should it matter if the installation is done by an individual doing it as a side job who works for the heating/cooling company or from directly from the heating and cooling company cost difference of around 4grand

Had called basement waterproofing but once they realized it was sewer waste and especially with 1/2 foot or more water they suggested getting hold of plumber.

May be worthwhile to have the basement waterproofing company come and consult

@Drew Sygit read the lease. It states owner not responsible for tenant property unless it is owners negligence
