Thanks for your input. The house is clean and very liveable. The only thing that I’ve been toying with updating is the kitchen; that’s something I may do this month. White shaker cabinets, flooring, backsplash and stainless steel. Both my agent and my prop mgr tell me to leave the kitchen as is—that’s it’s completely fine.

What Ive heard from my prop mgr is that — Hamilton is full of folks on welfare and EI so we get a lot of leads but many of them are filtered out immediately. The rent and the house are nice, it’s just a matter of time for a qualified tenant to swing by.
We did have a qualified and approved tenant 4 weeks ago, but they ended up choosing another rental. That’s when I lowered the price by $100/mo to be much more competitive.
Has anyone else that has invested in Hamilton Ontario can chime in?

Hi! I’ve recently purchased a 3/1 single family home in the Crown Point East area of Hamilton Ontario. This is my first rental house purchase. It’s taking a little longer to rent out, which is making me wonder whether something wrong with it or whether I need to keep waiting for the right applicant to come along.
A little about the home. It’s very clean but not updated. I’ve been told it’s on a slightly busy street but not that busy. It’s next to a local mini mart, but it’s not in your face, busy or loud. I’ve been told by agent and property manager that it is well priced. Through a local property manager, its received 11 applications over 6 weeks, and it’s listed on kijiji, FB, Zumper and Padmapper. Only one application passed, but that person chose a different house in the end.
An agent that’s part of the brokerage I used to purchase this house stated he observed houses take 4-6 weeks to rent out but were in week 7 now.
Is this timeline and # of applications “normal” for lower city Hamilton?
