@Evan Polaski, great information to know, ideally I would like to apply, screen, communicate and collect all through the software however maybe I am living in a fantasy world of that actually happening. If none of these software's really seem to spark something for me I will most likely go for the spreadsheet route since we are still small. Zillow has been mentioned to me quite a few times so that could be a route I go down for the property side while utilizing a spreadsheet for bookkeeping. Really appreciate your input!

I did not download the landlord lease package, but I did go check it out after your comment and got that downloaded. Thank you for that! I will use that strategy for testing out the software's, great information thank you!

Hi all!
My husband and I are about to finish our 2nd door property and are going to be placing our first long-term tenant. Currently we have one STR and this will be our first long term. We are seeking advise and opinions on software you use for landholding? Likes and dislikes? I just finished reading Brandon & Heather book on Managing Rental Properties, from that book I have created a binder that we are going to have an attorney review and match our state guidelines. All and all I am excited and a little nervous to embark on this journey, this property has been a complete remodel even down to new sub floor. Obviously, we are looking for good quality tenants as I know every landlord desires.

Im curious to how you lost money on a 60k gross profit margin. Care to break the numbers down for us?
