Do you know an appraiser in the Jacksonville FL area? This home I am looking at does not have a garage but all the sold, pending and for sale comps do. How much should I subtract. Trying to estimate the ARV for a buy, rehab and hold property.

Talk to a local appraiser and ask what upgrades add the most value in your zip code.

Yes, you would lease their property but, in the contract, they would agree to allow a sublease. You would want to say that you are responsible for the maintenance of the rental unit, repairs etc. They benefit by having a year lease with guaranteed income. I would check on airdna to estimate how much based on statistics that it would make as a short-term rental. Ideally, a location near a hospital or other attractive amenities is ideal.
The upfront investment you would need is the Security deposit and 1st months rent, and cash to furnish the unit. This could cost 10,000 or more depending on your budge, size of unit and quality furnishings. You are taking the risk of not making enough to cover the rent so due diligence is important.  Also consider the type of property landlord insurance you would want to have. I have a few leads on landlords that may allow it.  I did some sleuthing using AirBnb as well as my general knowledge of Jacksonville to determine which landlords already have listings.

One of these landlords has approximately 15-20 listings -- so my guess is that they'll be okay with it.  

This is, of course, assuming they are aware they have units listed on AirBnb.

Hey Rob,

My hubby and I are also active duty (Coast Guard) here in Jax. We try to purchase a home every year using the VA loan and have been successful for the last four years on staying on track. The 0 down loans help us use our cash to fix up the home while we live in it. Then we either sell for profit or keep it as a rental. When we can't use the VA we will try FHA. Then conventional but always living at the property for 1 year.

I have been building connections here in Jax going to real estate meet ups. Have you heard of Whiteys Fish Camp in Fleming? We meet every 4th Tuesday of the month at 11:30 am. You should come on out and meet people in all stages in real estate.

I've added many wholesalers to my drip line and send their deals out to investors, I can add you to the list if you want to start looking at off market deals. I can also send you the MLS link for your on-market search.

I feel like we could learn a lot from you! 

I will reply towards the cheaper property management part. The realtor that helped me buy one of my rental properties also helps me manage it since I have left the area. I only pay her the months rent when she finds me a new tenant and prepares the unit to rent again. No monthly fees. So I guess it's good to know people and make connections with folks you trust to help in your business.

Start with a primary home, maybe a 4 bedroom house and house hack. 0 DOWN VA loan ... all you need is closing costs with is usually around 3% of three closing costs. Even then your realtor can negotiate that the seller helps with your closing.

My husband and I are active duty military-Coast Guard. We have been taking turns using the VA loan. My first purchase was 2019 and I bought a 4 plex and lived there. Now it cash flows 2,000 a month after I had some repairs done and raised rent.

My husband used the VA in 2020 to by a single family. We updated the kitchen, added a 3rd bedroom and added the back screened patio to the house. We sold that house and used the proceeds at our next duty station to by a home and turn the garage into a rental studio apartment.

Our latest purchase is a 4 bedroom house that we will live in for a year with a roommate and save up for the next house. we plan on putting it on airbnb.
