We own a 2.27 acre. open lot currently own the small Ice cream shop (permanent parked food truck) We are looking for starting points on building a multi use strip mall style on bottom and apartments on the second floor with rear separate entry. We have on 40 ft commercial vdot entrance with curb and gutters. Property currently has two water and sewer taps. Land lays flat. has no side hold offs to property lines but does have a current height restriction of 35 or 38 ft. 

Anyone have any experience with this style build. We are not new to building and investing Currently have 5 single family new builds going and own 8 rentals single or duplex.
