And I'd fire any property manager that didn't inform me about a roof leak that caused damage or spent my money replacing a tenants property without first asking me. 

 I have a PM and she did take care of it.  She told me about the roof issue and only mentioned the TV, saying renters insurance would take care of it.  When she told me about it she had already arranged for someone to repair the roof.  We do have an agreed upon limit and a small amount kept in the account specifically for repairs that she's free to use, then tell me about it.  In this case, the roof repair was $150, which not only is under the limit but likely way cheaper than someone I could have found on my own.  I asked about the TV based on my own feeling that I might want to do, as someone said, "what's right".  These renters seem to be taking good care of the property and I want them there long term if they want to continue to rent.

We had heavy rains for the first time since we purchased and rented a property to tenants. The roof leaked immediately above the tv and it was ruined.  We’re having the roof repaired, of course.  Are we obligated to replace the tv?
