Thanks for the tip Steve will buy some more ZILLOW class A. I see this as a great buying opportunity. Zillow is a tech stock and its digital services will continue to evolve. if we
look at it over a 5 year period. The same period I would plan to hold any Real Estate. Zillow is still up over 115% so I'll buy more they can easily pivot and have the money to do so. I missed out When Apple nearly went Bankrupt before the iPod was introduced Apple Stock was trading under $12.00 many splits ago. So do not want to miss this one. My Early Tesla bets have more than made up for any other Stocks losses but just can leave money in a bank earning near-zero when things are happening right these 10 or 20% drops may panic Wall street but get used to the same as in Real estate my properties were all up 15% last year.

In our area, we had a labor shortage since 2014 of both low skilled jobs like Farmworkers many now can make $18/hr picking Avocados and High skilled workforce people with advanced degrees. Large biotech companies like Amgen had to stop hiring in 2016 since no new PHDs wanted to move to the US and our Education system was not producing them fast enough. Low skilled migrant workers also fled or were turned away at the border so our Farms have had to Automate. one Strawberry picking Machine can now do the work of 10 workers using Computer Vision. Workers know lots of employers will pay $18/hr like Starbucks and Amazon plus they pay college tuition to attract workers so old jobs go unfilled. Many learned to trade Crypto online day trading so we've seen lots who would return to old jobs. almost all of my tenants have doubled their income by changing jobs. No one was ever even late during this Pandemic for us and for renters who needed help the State of California offered to reimburse all landlords who worked with the Tenants 100%. Restaurants now must pay much higher wages as Australia does. $25/hr is not uncommon. We've also received new SB9 and SB10 permits to add ADU onto existing properties so we can increase our rental density and income by 20%. GDP will likely double in the next 3 years, With 40,000 new Amazon employees now Millionaires and 10,000 Tesla employees now millionaires Appreciation and rants will all rise. people, we talk to all plan on dumping Gas cars, especially with the federal and state rebates to buy electric. So Gas will not slow down our economy much. We have an Oil glut now the price increases are just to make the same profits oil companies are used to.

We are applying for the new California Rebates on Adding Electric vehicle Charging to our Garages this attracts higher-income tenants and solves the old Gas problem as it cost a tenant only $3 per day for a 300-mile charge lots of Tesla owners are happy to pay and extra $50 in rent to have the circuits already installed. a tenant with a large gas-guzzling truck that costs them $120 to fill up twice a week will not likely be able to afford the rent. plus with the new $8,000 Rebate on buying an Electric Vehicle, i only want upwardly mobile tenants. https://www.sce.com/evbusiness...

James Hamilingusing we are using Xero for online accounting and Gusto to do HR and payroll for our C Corp we set up as a C Corp so we can also do crowdfunding easier on portals like StartEngine dot com. individual Properties with partners can always still be LLCs and our online payment portal is still being tested. I use Twillio virtual phone number for tenants to call and it forwards to cell phones.

We are nearly completely digital Now no more messy paper and printers. Zillow is also an Exponential Organization (see OPENEXO). We have lowered our own overhead and can manage 100 properties with the same Effort as 10 properties 5 years ago. My advisory role with MSB.AI has taught me to be an agile investor. Everything can be digitalized and is and if we need to tweak some SAAS tools we use we do. Will add a BlockChain Reward for Tenants that pay online and on time during 2022. Using Twilio for a virtual phone number that maps back to my cell phone during business hours etc. Everything is backed up by AI 3 times a day and I get to write of my Computers now.

Agree Sam Shueh would have no problem rejecting the Tenant if she did not already have a lease, and she brought in an internet purchased certificate claiming she needed a support Cat 6 months ago. we let her do it and now she wants to move her sister in with another support Cat. so new lease time we told her to fill out a new lease application for her sister and a $400 Rent increase due to this being the third person and now another Cat. I've incorporated the Petscreening.com into the new application process Thanks yo Nathan G. for the Petscreening tip. I also will require annual renewals for support animal screening,

both of these tenants claim to need their cats as support animals and both bought certificates off the same internet website claiming they need them. id never heard of Support cats just crazy cat ladies. Can I ask for a county animal license like Dog owners would buy?

Thanks, Gail K. after hearing the CDC list Cats as probable spreaders to the 40 million people now infected with the Toxoplasmosis parasite. and knowing it can cause Schizophrenia and brain infections if left untreated just do not want someone with violent Rage Disorders living in our Apartments thinks I'll go through the motions in court to declare the Building Allergen free even if I lost a couple of months rent. then will not have to find plumbers or electricians not allergic to cats. https://www.cdc.gov/parasites/...

Got two sisters both with Emotional support Cats. Do not want to get sued by other Tenants who claim to be allergic and courts tend to rule against landlords should I refuse to rent to them? or File as an Alergin free Property. Hate cat's smell and the damage they cause to apartments. Too many parasites in apartment-like Toxoplasmosis do not want it. Can I ask them to take cats to the Vet and get them vaccinated first so we don't start spreading the Toxoplasmosis parasite?
