Hi all, investigating buying a duplex or quad as an investment. At present I have a conventional mortgage on my primary residence. Are there any ways to obtain a second mortgage without putting down 25%? I don't have a lot of cash on hand at present, any solutions I could investigate to start this journey would be gratefully received.

Thank you everyone, it sounds like its beneficial to moonlight as an agent as well as investing/wholesaling etc as long as I can find time for both.

Any investor agents out there I would love to hear what it's like, any tips etc.

What I mean is agents here are in 100% commission so I couldn't risk going 3 or 4 months without a paycheck.

Hi everyone. Currently just left my sales job and now going to start RE investing. Probably start wholesaling and doing some rental buy and hold. My question is is it easier or are there many advantages to say getting my license and doing a little work as an agent and a little wholesaling along side?

I've always been interested in being an agent but the 100% commission has always stopped me quitting my job and taking the leap.

Good morning all,

Love these posts and learning from responses so I have a question. I will no doubt start out by wholesaling due to lack of large funds and I can learn the business before I fix and flip. I understand this is where most people start because you don't need a lot of money or good credit. My question is if I do have excellent credit how is this an advantage to me wholesaling? If I'm buying distressed property from motivated sellers does credit matter? If it does please let me know how, any advantage would be greatly appreciated.

Hi everyone. Just starting out and wanted to introduce myself. In the process of joining local REI club and reading as much as I can before I jump in. I'm thinking the first things to do are probably network at REI to build my cash buyers list, get business cards to hand out and investigate setting up an LLC. Sooo excited but not sure how to finally get the wheels moving at start this thing.

Any advice or comments really would be appreciated.
