I'm not going to sell it in a year.  But good to know if I do, then I need an appraisal.  

Sure, I would like a 3rd party to tell me the true value of the property.  But as I said in my post, he is just getting his information from me and I got it for the seller.  So, how exactly is a 3rd party giving me new and unbiased information?

Lastly, not sure what this has to do with a home inspection.

This seems more and more like a scam.... designed to fleece the buyer by having the Realtor pass a lead on to a business associate and get a little something in return.

That does not answer the question.  As I said, I am not using a bank.

I live in CA.  I want to buy property / business in WA.  I was originally going to go through an SBA loan and they wanted an appraisal.  It now looks like it will be seller financed.  The selling realtor said I really don't need an appraisal.  But, since the SBA wanted it, I figure I should get one.  My WA realtor works with a guy who does appraisals. 

So far I'm not impressed.  He wanted me to wire him the money, but my banker couldn't as he had to many characters for the field.  He also wants 11 pieces of information ... that all come from my research (like past 3 years of P&L or the business tax returns, etc)

So, why do I need an appraisal?

I'm looking to buy some investment property in another state.  Some of the properties I have looked at had the same agent.  In both times he was difficult.  Months of back and forth.  Still not under contract.  I'm getting close, but it is 2 steps forward an 1 back.  I think he is stalling in the hopes of finding a better deal from someone else. 

I don't want to reward bad behavior.  Do I keep 'playing the game' or do I walk away?
