I'm interested in buying some college student rental properties in Morgantown WV (WVU).  Appreciate an investor friendly realtor recommendation to show me around and current opportunities.  My son currently attends WVU.

Thanks guys.  I work for a Fortune 50 company and am trying to re-direct 401k contributions to real estate.  Isn't a Solo-401k for a company you own with no employees except yourself?

My wife and I currently maximize contributions to our employers 401K plans investing $30K per year above the amount needed for employer matches. I'd like to re-direct this money to invest in rentals rather then mutual funds where I've historically had less than 8% ROI per year.

Problem is I'd pay ~$15K in additional taxes (Federal Income + State Income + Loss of Federal Education credits phased out above $180K in income) and only net $15K in after tax $ to invest in rentals.  

Any suggestions on how maximize the amount of this $30K per year I can get working for me in real estate investments?  

Appreciate your help.

Hello I'm Alan McCracken.  I'm new to real estate investing and have ALOT to learn.  I'm very glad I've found BP and have been using the educational information for the last 2 weeks:   about a dozen Podcasts, UBG, and an initial look at the tools.  Next is Rich Dad Poor Dad! 

I'm interested in buy an hold investing.  In the long term my goal is to invest in multi-unit properties.

My initial "hopeful" skillset is in the financial side of the business and the drive and discipline involved.  My day job is corporate finance and I do have a CPA but have not been in public accounting in some time.  No experience in real estate particulars though.

So far I'm very impressed with BP.  Great site and tools without the cost of the gurus.
