@Don Spafford No, I ended up not doing business with them. The properties I was considering where not in good areas and did not want the risk of dealing with problem tenants down the road based on past experiences. Let me know how it goes if you end up working with them.

@Shawn Ackerman Orange Average Realtors who recently merged with Nimius LLC is managing my properties. So far, service has been satisfactory. I've had to do a couple of follow-ups but they've been responsive. We'll see how it goes. No big red flags that warrants a change at this time.

I feel like the seller's main focus is flipping houses and the 6 month free prop mgmt service is just an add on to sweeten the deal. Once the sale is done, I'm not sure if they will be effective in managing the property. Maybe "conflict of interest" wasn't the right term to use. Thanks for the recommendations. I will follow up with Matt and Sonya.

I'm based in CA and just purchased two turn-key duplexes in the Milwaukee area. The seller offered 6 months of free property management as part of the sale and can switch to 8% fee at the end of the warranty period. Given the potential conflict of interest, I'm thinking of switching management services to someone impartial when the warranty period expires. Interested in what you think and any property management recommendations. Thanks.
