Now the land is worth 300k (thanks uncle Joe and Don) and they want me to pull more out. The MHP park I paid 230k for is now worth 1.1 million. I did a lot of work though (not out of pocket either).  I cash flow and pay all my notes. I have reserves. I have to pay taxes on it because I am not tax savvy. (That is my next research btw). 

Find out what works for you is my suggestion. Think outside the box. I will say, thanks to @Jay Hinrichs, I was able to think outside that box. There is a wealth of info on here that you can get from whoever you talk to.

Thanx Frank, I appreciate your input and that's a lot to consider before moving forward. I'm not sure but I might be better off just terminating the lease in 60-90 days and then start my expansion project.

Hello everyone, I recently closed on my first MHP and I need advice on how to handle the relocation of a TOH from one pad to another. I’m in the beginning stages of changing the layout of the park to allow for the addition of 5-10 more pads, my only issue is that I have a very long term tenant (31yrs) with a TOH that was place on a pad in such a way that prevents development of the additional pads. I would like to relocate the MH to another vacant pad but I’m not sure how to notify the tenant of this change, or how much time to allow for before the relocation and also who should pay for the relocation. Any advice would be greatly appreciated and TIA!

I also just recently closed on my first MHP and I'm considering many of the same upgrades to my park, so how's your improvement project is going? Any advice on what obstacles to look out for?

Congratulations on Your MHP purchase, I also recently closed on my first MHP and am in need of a lease agreement. Did you have any luck finding a workable lease agreement?

Don't think I would do it while it's actively being rented due to the unforeseen complications with your lease agreement, although once you do make your improvements focus on quality, which will allow you to ask a higher rental rate and will as a by product help with your screening process and hopefully attract a better tenant which should ultimately increase your ROI.
