Hello Mark,

The tenant rented your property with the older garage and it is still working, so I would hold off on the new garage. I agree that the drainage issue is something that you may want to look into correcting asap because it could result in mold or further damage. Thank you!

Hello Brendan,

I use a Yale smart lock on the front door and then install kwikset deadbolts and passage knobs on any other exterior doors on the property. This limits costs at turnover and eliminates the need for a locksmith. The smart lock also makes things much easier for showings, tenant move in, inspections, and vendor access for maintenance. Make sure that you thoroughly screen your applicants. When screening keep an eye on Evictions, Past collections, Criminal history, Credit score. Additionally you should always perform a rental verification and income verification. Keep an eye out for fraud and actually call the applicants place of employment to ensure that the the company is legitimate and that the applicant actually works there. Hope this is helpful!

Hello Joseph,

Typically I would suggest to take a look at their reviews and FAQ's before jumping on a call with them. When you get on the line, make sure to ask about their processes, what they look at when screening applicants, how you will get paid, if you will be able to see all money going in and out with regards to your property in an owner portal, what they do if they have not received rent from a tenant, if there is anything they require you to do in order for the property to be "renter ready".

Hello Steffany,

Make sure to look through the company reviews and ask for references. It can be helpful to check in with Realtors around the area and see who they have worked with in the past and referred their clients to. Make sure to get a detailed explanation on the screening process and what steps they take to weed out fraud. Asking about how they handle invoicing and maintenance is important as well! Hello Jon,

I would recommend charging what around what property management companies are charging in the area. You will be managing this property just as a property management company would, so you should structure the fee in a similar manor. Maybe 7%-10% depending on how you are planning to manage his property. I would go closer to 10% if you will be conducting 2-4 inspections a year, full marketing, handling all maintenance, handling insurance compliance, and all of the other things that come with managing a property. Hello Bruno,

What kind of feedback are you receiving from the people that have walked through the home?

I have found that showing the home in a "like new" condition can make a huge impact for prospects. The properties I help manage are all listed after the home has had a deep clean, touch up paints or repaints (no scuffs or marks on the walls), carpet cleaning (making sure there is not any dirt or stains), pressure washed, and has all hardware throughout the home property secured and functioning. This has proven to get more applications than homes that have not taken these measures. Hope this helps!
