Thank you in advance.  There are a lot of really smart and savvy people here.  I would like to ask you for advice.  So I have saved up a lot of cash in thinking that I will use it in 2021 with the upcoming foreclosures.  Now it seems that it won't really happen to the degree that people thought, with all the money being printed and just not enough housing to go around, someone can sell a house really fast in this market.  So what would you recommend to do with the Cash.  Stock Market at all time high, Bitcoin-not really sure as it is breaking new records, but many think it will crash again...what are your thoughts?

@Cody Barna, thanks for advice, I usually try to rent out for longer term.  @Courtney King, thanks for the advice, I just don't want the headache of dealing with floors and paint at this point as this is more of my side hustle.

Hi, I have a tenant that is 1.4 years into her 3 year contract.  She wants to see what her options are in terms of breaking the lease, due to wanting more space now that she is married.  How would you guys handle it?  Would you allow your tenant to find another tenant upon your approval to take over her lease?

Hi, if I were to build a 4 Plex what would be the best use of space.  How big would you make each room, would you do 2/1, or 1/1.  Or is it better to try to find a  4 Plex.

Hi,  in an up and coming area would I rehab for potential appreciation of the property by putting in higher end pieces, like granite counter tops and so on.  It is going to be used for Rentals, but my thought is down the road (10-20 years) I might sell it if it really appreciates a lot.  What are your thoughts?

@Jon Reed  it's B + type of property with great detailed pictures showing the property well.  I"m not paying for credit and backround check.
