Because the properties are in markets that are peaking!  Intelligent investors move money from one great market to another great market to capitalize on market movements (selling at peak in one market, buying at expansion in another).

Good question John.

I'm willing to bet that Garland is 12 to 24 months from peaking.  Though long-term DFW is a great market... I was buying in DFW from 2007 to 2011.  Now, I'm focused on South East markets, which are still in expansion phase.  This free market cycle monitor report might be helpful.  It's one of my favorite reports.

I've invested for over ten years in Austin, Dallas, San Antonio and Charlotte.

I invest in city of Charlotte only...and in the path of growth.  Hint: look for where new employers, new roads, retail, etc. are going in.  That will give you some direction.

If you know of any direct local portfolio lenders, I'll be happy to trade you for more information on my investment strategy.

FirstKey, Colonial and B2R virtually lend with same terms, although one of these is easier to work with than the others. See fine print on the docs they'll make you sign. They also have strict DSCR triggers, so make sure you know what you're getting into and your investment model works well with the debt structure before signing the docs.

Has anyone used B2R, FirstKey, or Colonial?  If so, please provide your feedback to me directly?  I don't like their terms... I've been looking for direct portfolio lenders, but haven't been able to locate any in NC and SC.
