As I mentioned in my post above I am somewhat overwhelmed by all the opportunities. I would love to hear your thoughts on out of province cashflow investing. I do have a friend who is very interested in investing in Sask, he often sends me deals he finds but we've yet to pull the trigger.

I do know of the changing financing requirements. Currently, we are interested in a quad as the biggest. Living on the mainland I like the idea of owning here (plus I like the Okanagan), however, I can see myself ending up on the Island in the longer term. It's good to hear a vote of confidence for Nanaimo. 

I feel that I need to first narrow down what I really want (I am tempted to first buy an apartment here that I can live-in flip to get 'started' in REI) but at the same time I do not want to close myself out to opportunity!

Hello BP! 

I've been watching the crazy real estate market that I live in for a very long time but have had no idea how to get off the sidelines. My recent discovery of (and obsession for) the bigger pockets podcast has given me tons of motivation and a drive for action! I've introduced my brother (and some other family) to BP and he feels the same way I do. We are looking to do our first deal together. The plan is to do it maybe somewhere in Vancouver but most likely a multifamily property elsewhere in BC, either the island (Nanaimo) or Okanagan (Vernon, Penticton). 

I'd love to get to know other local investors who have made similar plays and get some advice on the areas I'm interested in investing in. Currently, I do not have an agent or a mortgage broker so I'm open to suggestions for both!
