Thank you for your response Malcomb. I had the same idea so I have closed on a DSCR cash out refi today and am currently looking to use that cash to purchase a solid property or project. For the most part I am going to leave the rest completely alone and maybe sell some of the worst to purchase better ones. The whole reason I am looking to invest more is because the cash flow isn't so great and is taking a lot of time and work to renovate and fix that issue. But thank you for the insight.

You want to connect with others at local meetups so you can start to learn what others did to grow their businesses as investors. Since yours came to you and you've managed it, you still want to go behind the curtain with other to see if you really do want to grow to include more.

One thing about portfolios - there are always bad properties in there. When you buy or inherit a block of properties, you want to put them in buckets. Great assets (cashflow and appreciation, low to no cap ex), steady (low cash flow, good tenants, slow appreciation, low to no cape ex, and dawgs (low to negative cash flow, lots of cap ex coming, aggravating tenants). Sell the dawgs.


Thank you very much for your insight. I was currently a constructing an in depth report on each property so I will use that to classify the properties as you suggested.  And I have a friend that is informing me of the next meetup he goes to so I will try my best to meet others and gather what I can learn from their experience.

To answer your first question its a residential portfolio of single family, duplexes, a few triplexes and two quads. We have a small time manager that helps me to cut costs and worked with my dad for a little, and there are only 5 with a loan, a great majority are free and clear.

Good afternoon Bigger Pockets, my name is Alejandro and I have just joined this community. I have inherited a large portfolio in Miami which I have managed for a few years. I am looking to expand this portfolio but I am just getting started when it comes to acquiring new rentals. I have studied a substantial amount but I do not have the experience yet.
