The lack of financing alternatives for me. I am a foreigner and I am living outside USA, so it is very hard to find a loan to buy a rental property. 

I am searching for these types of loans in order to be able to get a better CoC return and to be able to invest in more properties.

Hi Everyone,

I am a new investor and would like to acquire my first property using a Turnkey operator in Kansas City (I am currently outside USA).

I am considering investing in the following zip codes: 64123, 64134, 64129, 64131, 64137; but I still don't know them very well. 

Can anyone with knowledge of those zip codes give your opinion about them?

Hi all,

I am currently based in Latin America (not a US-citizen) and I am looking to invest in rental real estate in US together with a partner. My partner (also a Bigger Pockets member) is a US citizen currently based in London (UK). At this moment, he is able to obtain conventional financing as he is a US citizen working for a US company.

One option we are considering to start investing in rental real estate is getting the loan under his name, and maybe adding both of our names in the title (if possible).

Here are a few characteristics of our agreement: both of us will be active investors as we will be managing the day to day operation of our rental, we will split 50/50 the down payment and closing costs of the property, and he will be taking more risk as the loan will be under his name.

We would like to know what would be the best way to structure such a deal. How we should split cash flow and profits generate from this deal? Is this type of partnership structure is common?

@Rick Baggenstoss great that you were also a management consultant. It is definitely a very demanding job, but as you said the money is good so I hope I could use that money to invest in real estate. Did you start investing in real estate while you were working with accenture?

My idea is not to buy them for short term cash-flow. My idea is to buy and hold those property for a long time as I want to create a steady source of passive income...

@Keith Courtney thanks very much for your message. At the moment, I have already decided that I want to invest in SFH or duplex..maybe in the long term I could take a look at rental vacation homes..
