HEY EVERYONE!

I’ve been gone from this app since February of 2020.. Just before the Big C swing into everyone’s life, unfortunately. The people on this platform was so helpful and I need to appreciate it more! At that point I had been learning RE for about 3 years, I was 17 turning 18 ready to buy my first property. Originally I wanted to find a seller financed property that I could take over but I didn’t get to grasps anything (more than likely due to my lack of knowledge. Nonetheless I asked around for opinions and help and I’m grateful that so many people did chip in towards my knowledge. Last year I had NO credit, NO money, and NO establishments in place. Now I can gladly say I’m sitting with 4 well-maintained credit cards with a 750+ credit score. Have been saving money to get my first du/tri/four plex (should get one by next year if this market chills out lol) AND I’m a licensed Realtor in GA (Got my first close this month🥳). My goal from now until next year is to HELP clients get a home, SAVE money from the multiple jobs I have, then BUY my first house! Stay tuned and once again.. Thanks for all of the help and support!

I’M BACK!! It’s been a little over a year since I’ve been on Bigger Pockets, unfortunately 😔, BUT I’ve made such an improvement in the past year. I had NO credit NO money as I got out of high school and just to add icing on top the big C had just started to spread.. I’ve taken everyone’s advice along side staying on track to reach my goal and I can gladly say that I now have 4 well maintained credit cards which gave me the ability to have a 750+ credit score (without long history, of course). I’m also a licensed Realtor in Georgia.. I’ve made my first sale this month and that’s great but my main goal is to HELP people, SAVE money, then BUY Real Estate😎!!! Hey Everyone, nice to meet you! My goal for this year was to move out of my mothers house and start my RE portfolio, however, it hasn't been going according to plan so far. I'm not the type to give up when obstacles appear so I will not fold. A simple house hack is what I wanted to do, but I'm only 18 and although I have decent credit (without great history) i don't have the required work history to get a loan. So that's out the window unless I have a co-signer. My next option now is to do a RTO or land contract deal. Knowing that I'm looking for a MFH it's hard to find someone willing to do seller financing. I've contacted people and obviously was refused multiple times. NOW, however, I may have a chance to do a land contract and I'm not so sure if it's the right idea anymore. Any suggestions would be greatly appreciated!

@Anson Young. Yes, of course. This helped a lot, I’ll look into those books and just to do so I may want to contact a contractor first so that I can have an idea to what to look at for my next purchase. Thank you so much!
