Definitely, in Northern Arizona Buyers Market is more apparent. Lots of listing price reductions (sometimes reduced over 100k from initial price), many concessions, increasing inventory and creative financing.
As an agent, I can see many people willing to "panic sell" which only creates self-fulfilling prophecy. Idk, lots of opportunities in my opinion.

According to Realtor.com, Arizona is the leading state in home listing price reductions. As a full-time Realtor in Northern Arizona, I see it all over the place. Many sellers have unrealistic expectations, and agents are heavily testing the market. As a result, many homes are selling for even over $100,000 less than they were initially listed.
Just recently, I received an email from an agent saying the seller of a property Downtown Flagstaff (with a lot of potential, zoned residential and commercial) listed at $645k is willing to sell it for $500k. Another property initially listed for $850k is now asking only $699k. These examples are not isolated.
Additionally to increasing inventory, many sellers are offering generous concessions or creative financing, which only makes the buyer's market stronger. I know that the Northern Arizona housing market has been considered very hard to invest in, but that's no longer the case. Given its close location to so many world-renowned attractions, the STR and LTR markets are still flourishing.
I'm wondering, do you see a similar pattern in other locations?

My name is Aleksandra, and I'm a real estate agent in Flagstaff and Northern Arizona. You see, I went through a lot to be where I am and there's no stopping- whether for me or my clients. Though my journey started not long ago, I'm very committed to my work and I want to learn every little thing there is about real estate investing. Currently I'm planning to become an investor myself and there is nothing better than learning from experience of others!
Why do I want to work with investors? Because we all know what the struggles of being a business owner are—dealing with constant rejection, adjusting to new difficult circumstances, or making a new plan overnight. 9-5 salary workers just don't understand! I love the commitment and perseverance investors have toward their own goals. And I honestly want to see you all be rich and successful.
