I skip traced my first list from propstream and have 330 contacts. My plan is to text the list, send an rvm the next day to those who haven’t responded, then cold call all the rest who haven’t responded two days later. I will repeat this process to those who haven’t responded once a month. I will start a new list once a week. Is this a good plan? Anyone willing to share their marketing cadence/timing? Thanks.

I have about 90k in cash. I found a good deal with a 90k purchase price that needs $7k in rehab. I am considering a personal loan from a lender such as Lightstream for about 35k and funding the rest of my deal with my cash. Would there be any issues with this process? I plan on cash-out refinancing once the property is rehabbed and rented.

I'm looking for a way to fund only the rehab portion of a deal. I have the cash to purchase a property outright with the intention to BRRRR. So far, it seems like my options are a personal loan, personal line of credit, or a 0% credit card. I'm leaning towards a personal line of credit right now, but I'm concerned that it may affect my credit using all the funds in a short manner of time. Does anyone have an opinion on what would be the best option for my strategy?

@Tom S. I would need a down payment for that type of loan right? The point of the cash-out refi is to get all my invested cash back.

I have cash to buy a distressed property and I’m looking for a way to fund the rehab only. My plan is to implement the brrrr strategy and cash-out refinance once the property is rehabbed. I’m looking at personal lines of credit, personal loans, or 0% credit cards to fund the rehab. Does anyone have experience using these options for real estate deals and have an opinion on which would work the best for my strategy? Right now I’m leaning towards the PLOC. Thanks
