Hi guys,

I have recently purchased a duplex in Arlington, Tx. The previous owners did not do a good job at keeping the place clean and I've noticed the air ducts are all covered in dust and mold. What company would you suggest to have come clean out the air ducts/vents? I'm not trying to replace anything, just want an affordable clean out.

Any recommendations are appreciated!

Sorry that took so long to post.

The entire wall seems to be a supporting wall from what i can tell (again i'm not experienced at all though). I only want to remove the wall around the doorway on the left. (also the same thing on the other side of the duplex)

Below are some pictures. (This is from a video so there’s multiple to show the whole wall) i only wan to remove the bit of wall around the kitchen door on the left. The supports span all the way across the entire wall, including over the hallway and living room wall seen here.

Hi Guys,

I just purchased my first investment property, a duplex, that i plan to house hack. It was built in the early 80's and the kitchen is it's own small room with a doorway between it and the living/dining room. I'd like to remove this doorway and the small amount of wall around it to open the kitchen up to the rest of the house.

I know that it is a bad idea to remove a wall without consulting an expert, but I'm not exactly sure who I need to talk to about this. I've looked in the attic and it looks like there may be a support coming down from the roof to this part of the wall. (well a large amount of wall, but only a small part of that is the area i wish to remove). Would i call an engineer for this? Or is there someone else that i should talk to? 

Also is it possible to remove one support and make like a triangle to either side to replace it? From what i can see, it looks like there is only one support going down to this section of wall and replacing it with a triangle shaped support seems like an easy fix. But i don't know what I'm talking about so I'm coming to you lovely people for help! Any advice would be much appreciated!

separately metered and each has it's own address. Rents are anywhere from 900-1000. Obviously I'm hoping for 1000/moth but it will still cash flow just fine if it only can get 900/mo. 

Previous tenants that I inherited were at 625 and 635/mo. which is way below market rents.

After almost a month of pestering the previous owners, getting the Title company's lawyer to send a formal message, and constant back and forth about the amount of the deposits, i finally managed to get them to send the deposits to me, as well as the rent. I told him that if this was not sent to me that i would seek legal representation and he had the audacity to respond with this

"To be honest, I know other investors who would be annoyed at the type of accusatory email that you just sent me and would respond by putting their legal team on this and stretching out this refund for as long as they could. I don't know what your legal fees are, but this amount would be too small to make it worthwhile to engage attorneys for me.

Since I am not an unscrupulous person, I will send you the full amount you are requesting. You should be getting a check within 10 business days."

He's trying to act like an angel after he has showed time and time again that he is not a good person to do business with.

Also both of the tenants moved out early and I have now returned their entire deposits. Finally the seller and tenants are out of the picture and i can just worry about me and my investment. =)
