Welcome to BP! Excellent move deciding to pursue a house hack. Certainly the best way to get started for a new investor. 

I am in the Treasure Island area and got my start by house hacking as well!

We are having success doing this in the St. Petersburg area. Supply is tight, as it is everywhere, but we are having success getting properties in St. Petersburg & the surrounding beach towns (St. Pete Beach, Treasure Island, Madeira Beach)

Hi Cindy!

We are in the Tampa Bay area about 30 minutes south of Clearwater Beach. The beach towns here in Pinellas County make for excellent short term/vacation rentals. Many of the beachfront condo complexes here allow nightly rentals and have on site management. If you are looking for a house or 2-4 unit, many of the towns do not allow short term rentals. 

Two sweet spot short term rental towns near me are St. Pete Beach and Anna Maria Island. 

St. Pete Beach was recently named the #1 beach in the US by TripAdvisor, so there is very strong demand here. St. Pete Beach allows weekly rentals in homes & 2-4 unit properties, which gives a great opportunity. 

Anna Maria Island is an upscale short term rental market. It is a higher price point, but the AirBnB demand there is enormous. They allow weekly rentals as well in SFHs and some condos allow nightly. If your price point allows it, definitely look into Anna Maria Island. This town has the highest STR rates and demand that I have seen in the Tampa Bay area.

We are in the St. Pete area. The beach towns all around us here are excellent for short term rentals. St. Pete Beach was recently named the #1 beach in the US by trip advisor, so there is very strong tourism demand. St. Pete Beach also allows weekly rentals with no annual limit, so its an awesome STR market with high quality properties.

Another one near us that is GREAT for STRs is Anna Maria Island. This is quite an upscale STR market with expensive properties. But the demand for AirBnB is insane there, especially right now. If your price range allows it, this is definitely a STR market to look into.

St.Petersburg in an EXCELLENT place to house hack! There are a good amount of small multifamily properties that make perfect house hacks. St. Pete is really the hub of all the major economic development & growth in Pinellas county. 

St. Pete is also experiencing very strong rent growth & appreciation, which are factors that will drive the success of your investment over time. Much of the St. Pete area is close to downtown and also close to the beaches, so the quality of life is excellent here. I am a lifelong resident of the St. Pete area and love it here!

One interesting factor in St. Pete is that most of the major development happening in Downtown St. Pete is high end apartment complexes. On one hand this shows that there is major institutional money investing in multifamily housing here in St. Pete. On the other hand, all of the new apartment supply in St. Pete is at the high end of the price range and is Class A. This is an opportunity for smaller landlords with normal properties. There is growing supply for mid level median rent price housing, and the supply is shrinking - great for small landlords!
