Its a 850 sq. ft. house, In decent neighborhood. The asking price is 32,500 I feel confident that i can get it around for 27,000. Needs fair amount of work, but nothing outrageous. I may be able to do all repairs for below 10,000. With the right renovations and upgrades I believe I can sell for upwards of 50,000. It also comes with a square, level lot twice as big as the lot the house sits on.

Hi, I may be on the verge of buying my first house to fix and flip or maybe even rent. It needs work but nothing ridiculous. I feel as if its a really good deal. Any suggestions?

I appreciate your help Ned, and you were very clear. I have other questions though, like what if I can't find anybody to buy the contract? Am I stuck paying the contract amount?

Can someone explain in short or in detail how wholesaling works? I'm not sure that I understand the concept. I'm new to the business.
