You are correct, you can not do electrical or plumbing on a rental however, I will living there for a year before it becomes a full rental. “If planning on selling or renting within six months the work can not be performed by the homeowner”

The property is in the SE, I was able to put a crew together for a roof project that has been completed and I brought everything down to studs and re-wired the house up to code myself. The plumbing rough in is complete and I was able to find good workers and we’re finishing sheet rocking the entire building now. If you do have a referral please send it my way, I’d like a professional to lay tile down.

Hello BP Community,

I purchased my first triplex in Bergen County NJ 2.5 years ago and have successfully “house hacked” to live rent free. I wish I knew about this community when I started!

It’s time that I purchase another property, unfortunately I do not think it’s worth it continuing to invest in my area, “currently living in NJ”. From what I’ve seen it makes more financial sense to invest into properties out of state. I’ve identified Fayetteville NC as a potential investment area for 3/2 single families or duplex’s and would like to build some relationships with property managers and realtors in the area to help with the purchase of a building.
