I would only add a bedroom if you could take the space from a large family room or add on. Also be aware if you have three bedrooms, you should have two baths. You don't mention how many bathrooms you have.

I do not have a 2nd bathroom although this is not common where I live (Poland). Ive seen even 4 room apartments have just the 1.

When you say property value, do you mean rental value is also based on square feet? Because I could also have a massive kitchen/ living room hybrid and keep the 2 bedrooms. My thinking was that as no one would rent out the living room it would make less.

Hi,

I am looking to rennovate a property I inherited/bought out, and wanted to ask if it is generally worth taking the opportunity to create an extra room.

With the logic that 3 rooms would make me more on the rental market than 2.

My current 2 room setup includes a sizeable hallway with closets that I see as a bit of a waste of space -16 sqm /175 sqft.

I have the option of destroying the closets and using the space to create a hallwaykitchen. It would be without windows and the first thing one sees when entering.

However I could then use the space where the kitchen currently is to add a 3rd room.

Would more rooms generally be better since I can rent to more people . Or are there other things I should consider and 2 rooms be enough if I can use the space differently?

Thanks for the help
