@Michael Haas the DADU goal is 800-1000sqft at 160-200 per square foot. MyKabin looks to be at the forefront with their set of designs and understanding of logistics in the area. I've looked into CRV Builders with their 2 bedroom layout which is quoted around that price for basic finishes as well as True Built Homes "Shasta model"
With the timeline I plan to achieve, I would focus efforts on rehab of main structure including basement ADU first. Realistically, this puts breaking ground for DADU in late 2021 at the earliest. With this timeline, pre approved plans might be a realistic option to lower my building cost. Also, this timeline allows me to get financing in order whether it is hard money or home equity loan.
What is your average cost per square foot for finished basement ADU project?

To clarify. I am meeting (some are phone calls for COVID reasons) with builders of DADU units for the backyard. The plan is a single family home with two additions: small unit in basement and separate unit in backyard. I have looked into vacant land which is a viable option for the future but beyond my current comfort level. I am weighing the pros and cons of different size DADU buildings as well as pre fab units that are assembled on location versus traditional building methods.
I agree with the recommendation of single family home versus duplex, especially with the average high cost of "starter" multi family properties in the greater Seattle region.
I am still early in the stage of learning the different markets as I am currently not a WA resident. Thanks!

Hi everyone,
I am looking for my first rental property. I am in my early 20's and plan to use the house hacking strategy on a SFR and take advantage of new laws regarding ADU/DADU in Seattle. I am actively looking for homes zoned SF5000 or greater with finished or unfinished basements and potential for backyard cottage. I was originally sold on a duplex or bigger for my first purchase, but the idea of a smaller 1bd/1 bath basement unit for myself and two 2 bd/1 bath units (backyard cottage and main residence) seems more appealing.
Besides the endless first rental property questions, these are some things I am trying to figure out. Anyone with experience with ADU/DADU, please let me know what you think!

Pre fab construction versus traditional construction for DADU?
Seattle city website says pre approved DADU designs were submitted, but I cant find much on which builders? I will be in the area next week with several appointments with local builders.
Spending more for 2bed/1 bath DADU or cheaper 1bed/1 bath? In my limited experience opinion, the backyard cottage would need a "single family house feel" with separate yard, parking, and entrance to attract people who need two bedrooms versus single younger tenant who might not care so much about the "feeling" and only needs 1 bed.
Roll all utilities together and charge tenants a flat rate or install separate meters? That being said, logistically this seems like a nightmare! 3 units with trash and recycle bins on a Seattle residential street?
