Can someone give me a over estimated costs of holding and closing for a 250k property. Some info:
Purchase price: 250k
Payment: All cash
It is a forclosed home.
Resale value: 325k-350k
Can you also please itemize the closing and holding costs so I can see exactly what it is I will be paying also?

Very thorough advice, thank you. I have thought about hiring a designer, but do you think a professional home stager could give the same level of advice as a professional designer. And if you think hiring a designer would be best what do you think they charge, and would it be a one time consultation and would they look at things they recommend instead of just telling me a specific style to achieve?

I'm an upcoming REI here in Southwest Florida and learning how to flip/rehab homes in my surrounding area. What I'm trying to understand is how I go about choosing what to put inside my property:
-Faucets & Sinks
-Mirrors
-Bathtubs & Showers
-Vanities & Cabinets
-Toilets
-Faucets & Sinks
-Storage/Organization
-Countertops & Backsplashes
-Islands
-Ceiling Fans
-Outdoor Lighting
-Chandeliers & Pendents
-Recessed & Flush Mount Fixtures
-Hardwood
-Tile
-Stair Treads
These are the kinds of things I have no idea how to decide upon. Is there anyone who could possibly give me insight on what to choose (a home stager for example)? Any advice/tips/suggestions will certainly be appreciated!

I'm currently going to work alongside a investor friendly real estate agent for my first few flips, but I do plan on getting my real estate license by the time I'm 23 so I can have access to mls and be able to market my own properties to cut out their 6% commission.
Within the next few months I should have enough capital of 150k to invest with and I plan on buying my first flip house with cash instead of getting a loan from a bank so I can eliminate their interest fees. Is this a good idea?
