Depending on the location of your fourplex section 8 can definitely be your friend.  I've found that in the $600-$800 range per unit the housing authority is on par with rents if not higher.  Rent is always on time because the tenant wouldn't want to chance losing their assistance.  The housing authority also does annual inspections which keeps the units in good shape! It's a win win for me.  Also section 8 tenants hardly ever move.  Fresno has some of the best cash flow numbers in the state, good choice on location! I have 8 units in fresno avg. 12% cap.
