Hey Jared thanks for info but if I pay cash for property using heloc funds how would I refi that property since there would be no mortgage on it.

Hey wholesalers how do you guys make sure that the person you are talking to and signing purchase agreement is indeed the owner of the property.

So I am in need of advice. I need to rent out a room asap in my 3 bed 2 bath house to free myself of the mortgage payment but I also want to renovate the rooms a bit. Renovate then get tenant? Or tenant first and work on renovation projects while tenant is living there. Reason I'm even considering the 2nd option is because I may find someone who is willing and able to help with the projects. Anyone have a similar situation or has been through this before?

I have a 3 bed 2 bath in KC that I want to rent out 2 of the 3 beds. What advice can yall give to go about this successfully. I want to work up to renting out the whole house and moving on to the next property and building a strong rental portfolio from there.

@Max Grust I can personally say Grandview is a good spot that has seen a lot of developments in recent years. New restaurants businesses etc property values should continue to climb there!
