They are all cash flowing pretty well but my return on equity is pretty low and I don't want to increase my debt exposure right now. They are not in a major metropolitan city which is the main negative feedback I've been getting from potential buyers. For reference they are all near Odessa, TX

I could cash out refi but the profit on these is just not worth the time and headache that I put into them.

I've built up a small portfolio of SFH in West Texas near Odessa. I need to liquidate a good chunk of them for an unforseen circumstance. I posted a handful on the MLS but mainly just received interest from people who want to owner finance (open to that as well but not many are qualified).

How would I reach out to an investor who specializes in this? I created a spec sheet with all the details here and have been posting all over facebook groups and reaching out to my network with no avail. These are all in growing areas with tenants in place and cash flowing nicely.


I got an email from them as well. Seems like a scam to get my identity information. I don't trust any legitimate lender with a hotmail email haha

Yes please DO NOT USE these guys. I signed an agreement with them last year. They got paid for 1 year up front of rent from a company and told me they would take a cut and mail me a check for the remainder (sounds fair right?). Well it turns out they "lost the check" and just ended up paying me the rent once per month.

I didn't have much of an issue with this at first, however the rent does not come in at a consistent or reasonable time every month. On the first of the month I call Mario. Usually no answer. Then I text him, no answer. I do this for 1-2 weeks until he responds and pays me from 1 of 4 different payment methods and names. Sketchy.....

Normally I would just evict the tenant for being so late but technically the tenant has paid Orange Box so they have somewhat of a right to live there. I fault myself for being naive and not fully reading the contract and running it by my lawyer. Regardless of what I am legally allowed to do, I cannot recommend this company. They are unethical, extremely sketchy, and misleading to both clients and tenants.

Recently I had Mario Garcia from Orange Box Project contact me about a duplex I had for sale. He offered a lease purchase option agreement where his company would sell the option to purchase to a qualified tenant. Perhaps I'm just a little uneducated on this type of deal but it seems a little scammy. Has anyone dealt with Orange Box Project or a similar company offering lease purchase option agreements?
