Thanks @Josue Velney and @Michael Pallotta! The single family properties I've been looking at are in Dorchester, Chelsea, and Brighton. 

I'm currently considering two locations for a rental property investment. I am familiar with both the Worcester and Boston areas, but each comes with their own pros and cons. For around the same price, I could purchase a 3 family in Worcester or a Single family in Boston. I am trying to consider each in terms of cash-flow and appreciation. Any suggestions?

I am beginning my search for triple deckers in my market, but am somewhat confused about the importance of the P&L statement. I understand the need for it when buying commercial real estate, but is it available in privately owned properties too?
