Hi everyone, I am looking to buy my first investment property, but I don't have enough money for a down payment.  I would love to hear about your experiences with borrowing money from either a friend or local investor for just the down payment, and then used a bank loan for the rest.  What were the terms for paying back the down payment?  Did you negotiate getting a certain amount of the monthly rent? Once the down payment loan is paid back are you done giving rent to the investor?  I would love to learn more about this process because this is most likely going to be the way I buy my first property.  Thanks!
