@Jeffery Waicak Kim is correct. If they are causing damage, breaking rules, performing illegal actions, etc. that will define what exact action steps you can take to get the eviction ball rolling

Tech is becoming more and more apparent in our lives in general; the real estate industry is typically slow to adapt to such trends. IMO, virtual tours will be the norm eventually; many home buyers already rely on online platforms like Zillow to begin their hunt for a house. If VR becomes mainstream, the Silicon Valley is a great hub for that to start! To create a full VR tour of a home, it is typically ~$200-$300 for every 1000 square feet. Not bad !! Looking forward to what the upcoming years bring w/ tech in the industry

Matterport has some great samples on 3D Tours and VR Tours. I believe this is the future of house hunting, although the Real Estate industry is typically slower to adapting to new tech trends haha! I think it's a fun, new, and exciting way to show properties. Awesome for out-of-state investors too !

 @Chris Frydenlund I love the model that BP practices! Add value and provide great info for free! That is never a bad strategy! Think of your end user, and help them in any way you can. Also, use Facebook Live as much as possible. People love that; consider it your own HDTV channel. Keep things fun, fresh, flirty, and relevant!

@Jason Pritchard I started off my first ever DM campaigns handwriting, and slowly began automating steps throughout the process. I wrote a Blog outlining my steps along the way!

@Paolo Ruggieri I would check the area of the property and see how much demand there is for Airbnb there. You can also cross reference this with VRBO ! If there is demand, the property may bare a much greater return doing Airbnb full time !

@Alamen Ems I would consult with a Lender in your area and review all options. If you have equity in your current home, a cash out refinance could be an option to provide you some cash for your next investment !

@Austin Owens A lot depends on gains that the area bares when considering vacant lot builds vs flipping. Starting from scratch comes with longer time frames, holding costs, different building teams, but can sometimes provide bigger profits. Flipping can be fairly quick depending on how much you want to renovate and how distressed the property is! Also, if we are considering a market downturn as a risk as well, vacant lots could be more risky since you project timelines are much longer. I would reach out to some locals in your target neighborhoods who are doing one or both of these strategies and see what you can learn ! Good luck !

@Ryan Horne Awesome start! +150 driving4$ addresses is a huge amount, definitely loads of potential. I started out a Direct Mail campaign on a super small scale... I wrote a Blog last week on some best practices on scaling DM Campaigns on a budget! Keep up the good work !!
