I agree with @Bruce Lynn. I have 2 siblings coming out of college in the next couple of years and this is the exact same house hacking I am going to try and help them start with.

I don’t have much experience to leverage, but I have a couple ideas.

1. Look for a Co-host (Facebook groups are a decent place to find one) that has mid-term experience to partner with.

2. Try reaching out to facilities managers and HR teams for the large local tech companies and offer up the ability to house interns or new transplants that are new hires. You may be able to fill it through a single contract. (You could run the campaign through LinkedIn)

New investor looking to get some practice in with the BP calculators. The issue I’m running into is having no clue the quality of my practice.

Looking for experienced investors that are willing to do 2 or 3 analysis on the same property as me and then compare and discuss the differences.

Do you have any rules that you follow to ensure you are not over leveraged?

@Richard Rigsby I’m new to this as well but have been picking up on the importance of having a solid vision for what you want in the long run and how you plan to build it in the short run.

Once this is clear the “optimal” decision should be rather easy. I would say getting in contact with an investor that can talk you through the details and help with the vision will make this and future decisions easier.

If you don’t know anyone, try going to Facebook groups for DFW investors and sending messages to the people that are actively making offers on the posted listings.

Hope this all helps and open to meeting up and talking more shop in person if you would like. I’m at 3 Nations Brewery almost every Tuesday night.
