How is managing the airbnb property yourself? The management companies seem to charge a lot for airbnb style properties, do you see this being worth it?

If you have experience with an Airbnb property could you tell me why you went that route over a long term rental?
Vice versa, if you went with a long-term rental over an Airbnb could you explain your reasoning?

First of all, THANK YOU! This information is very helpful!
I agree, I need to be more precise on my strategy. I have a meeting with a lender coming up that I intent to help guide my strategy moving forward. If they say I need more equity/cash to put down before purchasing a long term buy and hold, I will move into a flipping strategy to acquire this down payment. If they clear me to purchase a class A/B property, then I will go forward with a long term buy and hold.
I consider Class A/B to be nicer neighborhoods that are close to good schools, parks, restaurants, ext... I know a lot of investors buy properties in downtown EVV for cheap, but often times to me they are not in well desired neighborhoods and the quality of renter that will live there reflects that. I have my eye on Newburgh specifically.

Hello everyone!
I am a new investor in the Evansville, IN area and am looking to buy my first property soon!
I am considering two options at this point:
1. Buy and hold a decent rental that requires small work to be done and rent it out as quickly as possible
2. Flipping a few homes first to build a larger down payment for class A type rentals
My biggest question now is where do I focus on in Evansville? Where do people seek to live here? Where should I avoid?
I am looking to invest in Class A or B rentals.
