Let's say you work with a wholesaler and are wanting to get a $40k to $50k profit on a fix and flip. What would you say an accurate all-in number would have to look like? And in what area of Greater Nashville would you most likely find that type of profit, if it's even possible?

And returning to the $200k all-in scenario, what's a realistic profit thay can be had with this scenario, if any?

Can $200k all in bring a $40k to $50k profit in the Greater Nashville area? If so, what areas can provide this type of profit margin?

If not, what profit margin can you expect with $200k all in?

Thank you, Angela! This is great info, and based on discussions I've had now with other investors, it's looking like HPR is the way to go.

In fact, after talking with my partnering investor today, we've decided to go with an HPR. Shorter timeframe, less complex, and profit margin goals makes sense for us with an HPR.

I've got an investor who is looking for an opportunity to buy land in Nashville or a surrounding city that can be developed into SFDs. It'll be his first investment project in the Nashville area, but he's done it already in Jacksonville. 

My question is whether anyone here has experience working on developing land and what's the best way to go about finding land and analyzing it for development purposes.

I've spoken with him about the possibility of buying a lot in Nashville and building an HPR - 2 tall and skinnies. I'm wondering if anyone here can share any insight on development in the Nashville area.
